Site Assessment & Feasibility
We evaluate ground conditions, access routes, service locations, and planning constraints to confirm suitability for modular construction and ensure full compliance with Irish building regulations.
Architectural Design & Specification
Your home is designed using precision modular standards, integrating structural steel framing, insulation performance targets, window schedules, and all mechanical–electrical requirements.
Engineering & Structural Certification
Our engineers produce certified structural calculations for the steel frame system, foundation loads, wind resistance, and thermal performance in line with Eurocodes and Irish regulations.
Groundworks & Foundations
We complete all on‑site works including excavation, drainage, service ducting, concrete foundations, and levelled pads engineered specifically for modular installation tolerances.
Steel Frame Fabrication
Each module is manufactured using high‑strength cold‑formed steel, CNC‑cut for accuracy, welded and bolted to meet structural certification, and prepared for transport loading.
Modular Assembly & Integration
Walls, floors, roofing, insulation, windows, doors, plumbing, electrical systems, and internal finishes are installed in a controlled factory environment for maximum quality and consistency.
Quality Assurance & Compliance Checks
Every module undergoes multi‑stage inspections covering structural integrity, airtightness, electrical safety, plumbing pressure tests, and finish quality before leaving the factory.
Transport & On‑Site Installation
Modules are delivered using certified transport systems, craned into position, aligned, bolted, sealed, and structurally connected within hours, ensuring rapid installation with minimal disruption.
Services Connection & Final Fit‑Out
We complete all on‑site service connections including water, waste, electrical, heating systems, MVHR (if included), and perform final interior fit‑out and detailing.
Handover & Certification
Your home is delivered fully turnkey with all required certifications: structural, electrical, plumbing, airtightness, BER rating, and compliance documentation for Irish building standards.
